Spruce Knoll FAQ's
What are your application requirements?
We require a household income of at least 3x of the monthly rent. We also conduct credit, criminal, and rental background checks.
What fees/deposits are due upon applying? Moving in?
Spruce Knoll does not have an application fee but we do require 10% of the security deposit when you submit the application.
The remainder of the security deposit, which is equal to one month's rent, along with a $25 key fee and the first month's rent is due before moving in should the application be approved.
How much is the security deposit?
Our security deposit is equal to one month's rent.
What leasing options are available?
Spruce Knoll offers 12-month leases.
Are utilities included?
Water, sewer, trash, and heat are all included in the monthly rent.
What are the occupancy limits?
Spruce Knoll's occupancy standards are set by the local Board of Health and are as follows: One bedroom - 3 people; Two bedroom - 5 people.
Is renter's insurance required?
Yes. We require our residents to have liability insurance with coverage of at least $300,000. It is the responsibility of the resident to obtain and pay for the renter's insurance.
When is rent due?
Rent is always due on the first day of the month.
How can I pay my rent?
Spruce Knoll only accepts online payments through your resident portal account.
Your options of payment are ACH, Visa, Mastercard, Discover, and Moneygram. Some of these options have added fees.
Is there a late fee for overdue payments?
Yes. There is a $75 late fee after 30 days.
How often is there a rent increase?
Rent increases are implemented upon renewal of the lease. You will not be subject to a rent increase in the middle of your lease.
What are the hours of the leasing office?
Our leasing office is open Monday-Thursday 9:00am -5:30pm, and Friday 9:00am - 5:00pm.

What are the pool hours and seasonal availability?
Our pool is open Memorial Day through Labor Day. Our pool hours are 10:00am-7:00pm.
Do the apartment homes have microwaves?
Spruce Knoll offers microwaves in all of our homes.
Are your stoves gas or electric?
The stoves at Spruce Knoll are electric.
Are there laundry facilities in the community?
Every building in the Spruce Knoll community has a laundry facility.

Spruce Knoll residents enjoy a seasonal pool.
